A thorough roof inspection typically takes 45-90 minutes depending on the size and complexity of your roof. This includes the exterior examination, drone photography of hard-to-reach areas, attic and interior assessment, and a walkthrough of our findings with you. We never rush an inspection — thoroughness is what makes our assessments valuable.

We inspect every component of your roofing system: shingle condition (curling, cracking, granule loss, moss damage), flashing integrity around chimneys, skylights, and walls, gutter and downspout condition, ridge cap integrity, ventilation adequacy, underlayment exposure, decking condition visible from the attic, and signs of moisture intrusion including staining, mold, and compromised insulation.

We recommend being home so we can walk through our findings with you in person, show you photos on the spot, and answer questions. However, if your schedule doesn't allow it, we can perform the exterior and drone inspection without you present and schedule a follow-up call or meeting to review the report. Attic access does require someone to be home to let us in.
